rental rules: Version applicable from January 1, 2021. Under this Internal Regulations are all orders placed by individuals and/or professionals from Jams Sas (independent company), at headquarters or remotely (mail, telephone, internet), relating to the products and services of the Jams Sas range in accordance with the General Terms of Sale of Jams Sas 1. Arrival and departure Arrival and departure times are stipulated on the website and on booking confirmations. These schedules are fixed and must be respected. The Magic Harry Potter-themed space is available from 3 p.m. until 11:00 a.m. the next morning. Passing this penalty period may be requested by the owners for damages and interest, i.e.: 20% of a reservation at the rate of the day of layoff, after 11:00. 2. Handing over the keys The tenant must hand over the following documents to the owners for the handing over of the keys and the provision of the accommodation: -1/A copy of a valid ID and the presentation of a valid ID. (If the identity card is not presented, the rental may be refused at the owner's decision). It will take place at 50 Chaudronnerie Street- 21000 Dijon. The appointment time for the handing over of the keys is set at 3 p.m. In the event of a delay, please contact us as soon as possible by phone at 06-81-86-75-68 and let us know the time of your arrival. Any delay will not be refunded or deducted from the rate set by the so-called booking. The landlord will justify, at the tenant's first request, any amount deducted from the deposit or claimed as such in addition to the deposit. 2. Occupancy rules This apartment offered for rent has a maximum capacity of 4 people and can not be exceeded under any circumstances. Any person called to occupy, for all or part of the stay, the rented premises must be declared by the tenant and under his sole responsibility, in the rental contract. -All animals are banned within the Magic Harry Potter-themed space. -The apartment cannot be used for any purpose other than that of dwelling by the tenant. (It is forbidden to organize a "party" for more than 4 people, or to engage in a professional activity or contrary to French law and morals). -Smoking in the apartment is strictly forbidden. -Avoid excessive noise pollution beyond 22:00 to preserve the tranquility of the neighbourhood. -The consultation of websites not authorized by the French law is prohibited. This use of internet access must remain for family and normal use. -All illegal activities are strictly prohibited. In the event of non-compliance with the following rules, we reserve the right to terminate the rental agreement immediately, resulting in an immediate departure of the tenant or tenants, without notice and without any refund, as well as penalties deducted from the amount of the deposit: -Presence of more than 2 people in the apartment, not declared to the owner: 250 euros per person. -No respect for the neighbourhood and proven noise: 150 -Smoking or smelling of tobacco in the apartment (The tenant will be liable in the event of an accident or fire): 200 euros In all cases, owners cannot be held responsible for illegal or contrary activities to the good morals of their clients, both inside the rented apartment and outside the residence where the Magic Harry Potter-themed space is a part of. The responsibility of the tenant or tenants will then be incurred. Owners reserve the right to report to law enforcement any activities mentioned above. 4. End-of-stay cleaning The general cleaning is included in the rental rate, however it remains the responsibility of the tenant (before departure): to make the apartment tidy and clean, to do the dishes and to store it and to clean the elements of the kitchen area (sink, refrigerator, oven ...). The need for additional household intervention to perform the tasks that are the tenant's and which are not carried out, will be charged up to 30 euros and deducted from the amount of the deposit. For stays of 7 days or more, a weekly cleaning will be carried out (excluding dishes and household garbage). This service is included in the rental price. The tenant agrees to store his personal belongings, so that the cleaning can be done in good conditions. Failing that, this intermediate household can only be done in part or not
